Latest estate for Roseworthy revealed

A PROPOSED 368-property land division at Roseworthy has been submitted to Light Regional Council, to be assessed by its panel, today.

The application, by Hickinbotham Developments, details a masterplan for a 61.6 hectare parcel of land about 1.5 kilometres south of the existing township, adjacent Kangaroo Flat and Twartz Roads.

It contains 368 residential allotments, eight public reserves, including areas such as wetlands for stormwater management, two collector roads and several internal streets, and has been titled the ‘Quindoo’ estate.

To be delivered over a likely 13 stages, the proposal forms part of the broader Roseworthy Township Expansion project, which saw land rezoned as suburban development back in 2016.

In a report to the Light Regional Council Assessment Panel, assessing officer Lisa Sapio said she recommended the application for approval.

“The land division as proposed creates 368 allotments which are of a size and dimension that on balance are consistent with the zone principles and objectives providing allotment sizes ranging from 600m2 to 1000-plus m2,” she said.

“…The internal road layout is deemed suitable along with the proposed landscaping and recreation facilities such as the nature playground, shelters and seating.”

The land division is one of three for the expansion of Roseworthy already submitted to Light Regional Council by Hickinbotham Developments, with a separate proposal by Land Division Group, for 45 residential allotments, approved last year.

Hickinbotham is proposing to name its estates Marker, Quindoo and Daking, after the last known landowners of the respective allotments.

According to council’s report, the Quindoo Estate was originally going to have 535 residential allotments, however that number was revised down by the developer based on their own market research.

The entire Roseworthy Township Expansion project has been planned around accommodating up to 10,000 people through the provision of between 2500 and 3700 new homes, along with employment lands, retail centres and community land uses.
